Hawaii is an escrow state, so once a Seller and Buyer reach an agreement on sales price and terms, we open an escrow account on your behalf that remains open until we reach the closing date. Expect a lot of paperwork throughout, but rest assured that we work together with the top companies in Honolulu, that have escrow and title officers who are experts in handling real estate transactions. Typically, an escrow runs about 45 days or less, but this period can vary depending on the circumstances of the transaction. Title officers perform title searches to ensure that the property has a clear title and can convey with no issues.

Because the legal and regulatory landscape at the national and local levels is constantly changing, Just Homes is enrolled in the ‘Real Estate Imi ‘Ike Legal Assistance Hotline’ with Pitluck, Kido Aipa so that our agents have immediate access to attorneys for consultation on issues relating to contract law, fair housing, disclosure, and a variety of other areas. Understanding the Listing ProcessAs we represent various types of owners, we tailor our discussion based on the type of property and the type of property ownership, including individuals, corporate owners, trustees of probate properties, investors, and owners of 1031 Exchange properties. We sell a range of properties on Oahu, from condominiums and townhomes to single family dwellings, and specialize in the luxury home market. We discuss the differences in price and value, pricing strategies, attracting Buyers, and maximizing marketability. We review market data and present advice regarding optimum pricing and positioning based on the current market conditions and competing properties currently for sale. We review the Listing Agreement and the required Property Details documentation, and explain the costs involved in selling a property. Sellers pay commissions to the Listing Broker, who then shares a designated amount with a Cooperating Broker. Sellers will also pay escrow and title fees, which are itemized in an estimated net settlement sheet for your review.

Marketing ServicesWe cover the costs to stage vacant homes, and to accent furnished properties, as well as the costs for professional photographs, video tours, 3D Matterport, and floor plans. In addition, we cover the costs to advertise the home in print magazines and feature the property on real estate websites, and social media platforms. Once the listing is launched as ‘Coming Soon’ or ‘Active’, we begin to showcase the property, in print and online. We honor the preferences of our Seller clientele regarding property showings. We can host weekly Open Houses, Brokers Open Houses, and can conduct private showing appointments with agents and their Buyer clients. We are present for every open house and showing to present the home in its best light and to showcase its features.

Preparing Your Home or Investment PropertyThere are typically some costs in preparing a property for the market. To obtain the best price in the shortest amount of time, we advise you about the steps you can take to achieve the best outcome. We have a network of resources who can assist you with renovations, repairs, decluttering, painting, and deep cleaning the interior and exterior.

Presenting Offers and Negotiating the DealDepending on the real estate inventory, the mortgage markets, and the price point, a Seller may quickly receive multiple offers, or a Seller may wait for qualified Buyers to present themselves. We present all offers as soon as they are received, explain the merits, and identify any pitfalls. We advocate for the Seller, develop a negotiation strategy, and communicate with the Buyer’s agent and lender to ensure that a Buyer is operating in good faith and have demonstrated a financial capacity to perform.

During the EscrowIf the Buyer is financing the purchase, we will prepare an appraisal packet to support the appraiser in reaching the value needed for the Buyer to secure the loan. Also, during the escrow period, Sellers are required by statute to complete a Sellers Real Property Disclosure Statement (SRPDS) relating to material facts that impact the value of a property, and to provide association documents to a Buyer if the home is part of an AOAO or homeowners association. Single family homeowners will be asked to have a survey conducted as well as a termite inspection. We’ll navigate you through the paperwork, working alongside you every step of the way.
